Why we exist
A foreclosure notice arrives written in language most people have never had to read. The deadlines are short, the procedure depends on the state, and reliable explanations are scattered across statutes, court rules, agency websites, and forums of uneven quality. Many homeowners spend their most important weeks just trying to work out what kind of process they are in.
We built the Playbook to close that gap. Our goal is to help you understand the process early enough to act on it, whether that means pursuing loss mitigation, responding in court, weighing a sale or negotiated exit, or walking into a meeting with a housing counselor or attorney already organized.
What we make
Every state edition is one continuous guide. The national foreclosure framework (the lifecycle, loss mitigation, servicing errors, federal protections, bankruptcy, appeals, deficiencies, and surplus funds) is written alongside that state’s own notices, response points, sale rules, and post-sale issues, in the chapters where they matter.
Each guide includes a fillable Worksheet Companion for recording facts, documents, dates, and open questions. Homeowners who want help organizing their materials can add the optional AI Companion, which works with the state guide they purchased inside a supported AI workspace.
How we write
We write for a reader under pressure. That means plain language, defined terms, checklists in place of long theory, and links that let you jump straight to the topic in front of you. We point you to official sources so you can confirm what applies in your county and court, because foreclosure rules change and local practice varies.
What we won’t do
We will not tell you a foreclosure can be stopped, promise a result, or present general information as advice about your case. The Playbook is educational material. It does not create an attorney-client relationship, and court or sale deadlines always deserve immediate attention from a licensed attorney, a legal aid office, or a HUD-approved housing counselor. Read our full legal disclaimer.
